Ball State University cuts ties with MiddleTown Property Management Group


MUNCIE – Ball State University is asking BSURentals, an off-campus real estate group, to stop using its BSU brand.

It comes after apparently complaints from residents about living conditions.

“It’s kind of a statement from the university that they care about the students and they know a lot of students from the community are there,” Seth Rawlings said.

Rawlings is a former tenant of the real estate group BSURentals and MiddleTown.

The real estate group serves thousands of people in the area, including students at Ball State University.

The university claims that BSURentals is an unlicensed trade name also used by the management group.

“There’s black mold. There’s people stepping on you,” Rawlings said. “I saw people stepping on me while I was sleeping in my room.”

For more than a month, WRTV has voiced residents’ concerns.

“Honestly, it’s embarrassing,” Cheyenne Brooks said.

The city and the attorney general’s office are investigating dozens of complaints.

WRTV obtained a copy of these complaints from the AG’s office.

The city tells us it found mouse droppings, faulty ovens and more in six of its roughly 30 complaints.

Now Ball State University is rampant.

He cut ties with the real estate group that oversaw off-campus university-owned properties.

“They started out as a company that was actually pretty good. What I think probably happened is they got too big. They just don’t have the staff, they don’t have the staff. not the upkeep to take care of it. I don’t think it’s out of malice, but when you have that many properties, you have to be able to take care of it,” Hawkins said.

MiddleTown Property Group tells WRTV Ball State it accounts for less than 1% of its business.

In a statement, MiddleTown Property Group says Ball State renewed its long-standing management agreement in June, but ended after recent media activity. He says he received no reason for action and is working with new providers to ensure a smooth transition for residents.

BSURentals is an unregistered trade name used by MiddleTown Property Group, a company not affiliated with or endorsed by Ball State University. Ball State recently sent a cease and desist letter to MiddleTown demanding that the company stop using the “BSU” mark and any other Ball State University marks in any way.

On August 30, Ball State University ended a separate contractual relationship with MiddleTown, which provided property management services for other off-campus University-owned properties that were not associated with any complaints.

Ball State provides assistance to any student who is having trouble with off-campus rental property, including free resources from our Office of Student Legal Services. Student Legal Services can provide consultation before a student signs a lease. During the term of any lease, the office helps students understand their rights and can advocate on their behalf, if necessary, to resolve the issue and directs them to other resources, including local agencies.

Additionally, in the event of an emergency, such as a lack of heat or hot water, Ball State may provide students with financial support or temporary emergency housing when available while the problem is corrected.
